Garage conversion

Hi,
I am planning to convert our garage to a room with an ensuite - wanted to convert to a self contained studio but have contacted our local council and was told that I would require planning permission if I included a kitchenette.
As I want to keep it as cost effective and simple as possible - I have opted to leave out kitchenette and go for ensuite.
I have had a small building contractor company quote me - they have come recommended. He has quoted me £2500 for labour and £2500 in raw material.
I have told him that my budget is £3500 but he has said that it was unreasonable to expect this in London.
So I am trying to source all the major building materials myslef to keep costs down. Am I being too ambitious ?
The garage measures 5.5m x 3.5m.
We are going to :
*leave the metal up and over garage door inplace and insulate around
* have electrics and gch radiator installed
* have a roof put in - wont be a flat roof
* have 2 windows put into the roof for light as it is cheaper
* a seperate door entrance put in
* have to have entre garage insulated - not sure what methoid
* have to have damp proofing done
* have to buy a shower cubicle, toilet pan and wash basin
Can anybody point me in the correct direction to source the above cheaply ?
I have been reading that as my garage floor is concrete - could use plasterboard or chemical paint like dampproof - am I better off getting an external comapny in ?
I have read on the site that B&Q had BOGOT on the loft insulation - can I use this to insulate garage ?
Where can i buy cheap but good quality roof tiles ?
Any help would be most appreciated.

going the buildings inspection route where inspector comes out and checks quality of workmanship etcA0 -

* have a roof put in - wont be a flat roof - :eek:
* have 2 windows put into the roof for light as it is cheaper - £400-500 in materials then before you even think about the labour
* a seperate door entrance put in - £500+
* have to have entre garage insulated - not sure what methoid - :eek:
* have to have damp proofing done - several £100 probably
* have to buy a shower cubicle, toilet pan and wash basin - several £100 again.......I have been reading that as my garage floor is concrete - could use plasterboard or chemical paint like dampproof.....A house isn't a home without a cat.
Those are my principles. If you don't like them, I have others.

We had our garage converted to 3 bedrooms about 10 years ago , we had a quote Dh said he could get it done cheaper .............we stopped counting after it got to double the quote:eek:0

£5000 total cost sounds pretty cheap to me would be cutting to many corners getting it done any cheaper0

That is a very good quote, my husband converted our garage himself and it cost him nearly the same!0
