Thanks for all the replys.. Thought I'd give you all an update.

I phoned estate agent today, got the impression they didn't want to tell me too much... and she told me at the end, "we keep you posted of any bids/changes etc" so I took that to mean leave us alone you mad man....

Anyway I asked if there had been any feedback from vendor to my bid and was told they had advised the underbidder and were awaiting a response...

I asked if the underbidder (she seemed to imply there was only 1 althought there was a previous bidder 10k less who may have run to the hills) had a house to sell... the answer is no

I asked if the vendor had a price in mind or was just looking for as much as possible...... she said basically as much as possible.

Finally I asked if he/she was in a hurry to complete, to which she said not really as the house had been on the market a few months and he wasn't living in it anyway..... I meant more would he be really put off by me having a house to sell... I think she thought I meant can I tighten bolts on him because he is in a hurry........ :o

Im crap at these negotiations/enquiries things always come off feeling more like a nuisance as opposed to a businessman

I think Im going to be the pawn used to get big bucks out the guy who has sold his house already (or just has loads of cash)
