Fixtures and fittings report

We are buying a house and (FTB) just got our first document from our solicitor. Had a look and most things seemed to be as we expected them to be except a couple of things in the kitchen.
I realise that white goods are generally not included in the sale and in this place we always expected the washing machine and dish washer to be taken by the vendors. However, in this houses there is a fitted oven and a fridge built into the kitchen cabinets. When we looked at the EA's advert originally, it mentioned the oven and the fridge, but not the washing machine and dishwasher. We took that to mean that they would be leaving the oven and the fridge / freezer.
On the report it says that the oven, hob and fridge freezer are not included (although strangely the oven extractor fan is). We thought that they would be leaving these so we are disappointed, particularly about the oven. It does give us the option of buying them and states an inclusive price for the oven and hob which I think is rather steep.
We will be speaking to our solicitors about this. I guess our options would be to stump up the money, negotiate or leave it and hope that they leave it behind (I mean would they really rip out a run of the mill fitted oven?). One thing I suppose they could argue is they accepted an offer under asking from us and are on a tight budget and can't afford to give things away.
I would be grateful for any thoughts / advice. Thanks.

Generally speaking if it's fitted in then it's part of the property so you shouldn't really be taking it, of course there's no law to enforce that practice.
I would say your offer was based on the oven being included and without it you will be reducing your offer.0 -
Half the time this is a ploy to get extra money (always worth a try!)
Since it is fitted oven abd fridge it is probably likely that it won't fit in the new house and they will just leave it.
Just a risk you need to be prepared to take.
Either refuse outright and hope they leave them or try to get the price down if you want them.

If its fitted it should be part of the house fittings!
IE it would come under buildings insurance in the event of a fire ( say) and not contents.
This would set alarm bells ringing ! What else will they take, nice light fittings and leave bare wires ( this is not legal as home electrics must be safe ). Is the kitchen fitted or free standing ? What about the carpets, curtains, PATIO
Have heard of people removing removing expensive flag stones and plants from the garden.
You dont need the expense of replacing curtains, curtain poles, oven, hob, and BUILT in fridge/freezer.
Say you will withdraw offer if ALL items that are fitted in property are not included in sale ( pictures taken by estate agent to show what is included)
Write it all down so no way can vendor say it was not included0 -

I agree with everything you've said except for curtains. Really? I've always taken them with me, they're not part of the 'fittings' of a house. Curtains poles I leave yes, but not curtains.What matters most is how well you walk through the fire0 -

[2] The cost to you of those items is purchase new plus fitting
[3] It is not an issue to make a big legal meal of. Negotiate via the Agent and communicate the outcome to the Solicitor. Agents are by disposition suited to negotiating deals. Solicitors are useless at negotiating deals in general, but good at implementing them once agreed
[4] Your argument is given at [1] and in your position, I would be saying that they are either included or the price of the house is dropped by the cost of new plus fitting - whatever you work that out to be.Hi, we’ve had to remove your signature. Have you always had matching window sizes at the new property? Have you always kept the same colour scheme in every house you've had?0 -

I've always had my curtains off the peg and maximum length (90"-ish I seem to remember) - as a lot of people probably do.
I have taken them before, but left cheaper ones. When we moved in, they took all of the curtains (bar two horrible pairs), and left all the fitted blinds. I always leave curtain poles.

Present the estate agent with the house listing information and differing F&F reporting - requesting an allowance off of what they believe those items to be valued at.
E.g. Say the offer is now Xx,xxx minus what they want for the kitchen items. Or xx,xxx with those included - which is what how you had intended in making the offer..
However if you have hammered the seller down on the asking price - this may be there way of making something back? In that the seller would have included the items at asking price.. but if accepted lower then there seeking to claw that back..0 -
When we brought our house the vendor also took light fittings and all of the light bulbs.0
