planning permission or building regulation ccompliance check whatever is it?

I intend to remove one of internal weight bearing walls in my house creating kitchen-diner. builder says its ok, engineer been at mine and done some drawings/calculations and his paperwork does say " we do not deal with councill on behalf of clients".Now, do I need to get council permission for it or not?. The reason I am asking it here is because the only time for it to become an issue is when I am selling the house. I do remember coming across an informationon the topic was a bit of a minefield so I would not want to do anything to regret in the future, contradictory information is annoying , for example when i bought this house I was told by solicitor present conservatory did not need planning permission but now when looking at council form it somehow lists conservatories as well. Please help
The word "dilemma" comes from Greek where "di" means two and "lemma" means premise. Refers usually to difficult choice between two undesirable options.
Often people seem to use this word mistakenly where "quandary" would fit better.

    You will need to send your engineers calcs/drawings to the Building Control department of your local council, fill in a form, pay a fee. Give them a call to talk about it.

    You need to get building regs consent afterwards - to show it was passed as having been done to an acceptable standard and reassure future buyers on that point. The council building regs inspector will need to inspect before all the support structures are hidden away by new plaster, so you need to get them on board before you start the work. If you don't you risk having to pay builders to sit around and do nothing while you wait for an inspector to visit.

    Structural changes do require building regulations consent, so removing a load bearing wall will require it. If the wall wasn't load bearing it wouldn't be needed.

    Regarding conservatories it all depends on the size. Some will require planning permission, some won't.
