Options
...please help. have just completed on the house and solicitor is requesting final payment of his fees. before i send off final payment (have already made a part payment) could you folks please tell me what important documents i need for my records (i am a stickler for keeping my own documents). some of these are specific to myself such as the boundary issue (land registry ruled in our favor) but you get the idea. thanks as always for your help. it IS appreciated :) anything i might have missed?
1.COPY OF STAMP DUTY FORM (SDLT 1) FOR OUR RECORDS.
2. DECLARATION OF TRUST (IN WHICH OWNERSHIP OF SHARES OF PROPERTY BETWEEN OURSELVES ARE STATED).
3.TITLE DEEDS OF PROPERTY WHICH SHOW THAT PROPERTY HAS BEEN REGISTERED IN OUR NAMES.
4.DEEDS TO THE HOUSE (IF INDEED WE ARE MEANT TO RECEIVE THEM - I HAVE A MORTGAGE ON THE PROPERTY BUT KEEP READING ON HERE THAT NOWADAYS YOU STILL RECEIVE THE DEEDS?).
5.FORM WHICH STATES THAT LAND REGISTRY RULED IN OUR FAVOR REGARDING THE LEFT-HAND BOUNDARY.

Make copies of everything you have for your own records; all the documents you mention will form part of the deeds. They are usually kept until you pay the mortgage off completely. Sometimes, during the conveyancing period, you may get to the see them. When the time comes to pay it off ask how much it would be for them to keep the deeds for security purposes. The last I heard, it costs approx £3000 to get copy deeds so if you lost them in a house fire or they were stolen you'd have to replace them. If they are kept with the solicitor or mortgage company they are insured and if anything does happen you would not have to pay for their replacement.

deeds are now generally for historic interest only as the land registry holds the official property register.
