    I am really surprised by people's attitueds to OIEO. If any vendor accepts your offer, then you want the house removed from the market, regardless of how the poperty was advertised. Why should OIEO advertising be any different?

    A vendor advertising for OIEO probably wants to move quickly and they are probably trying to put off people who think "maybe they will accept a cheeky offer". In the long run, if no one will pay IEO £x they will have to change their asking price, in the short term making lower offers will probably make them think you don't understand what OIEO stands for.

    Don't expect them to bite your hand off unless it has been on the market for a while.

    I too live in Scotland (but have also lived in England and experienced that system too). In Scotland the majority of properties are marketed at "offer's over" with a percentage above expected dependant on the area - in this area it's approx 10 - 15% above price marketed. It is actually no different to the English system where people expect to offer around 10% below - it's just that the house is intitially marketed at a different price e.g. In England my house would be marketed at £260,000 - in Scotland it's marketed at offers over £225,000 - generally result is around the same.....

    Hmmmmm - house buying and selling is such fun :)

    For what its worth I bought my house and it was origonally up for offers over, but as it had been empty for so long and needed work, I offered £2k under the offers over price and th evendor accepted so its not always a set in stone minimum figure it depends how desperate they are to sell

    Also I think a lot of people put offers over as thats the min they want, why put the house on the market for £250k if thats the amount you need as you know youll get offered much less but by saying I want a min of £250k then you are being honest and if people think its worth more they will offer more,

    I cant see how thats being greedy!!
