Obviously, you were caught on the hop by a barking mad vendor, so I'm not totally surprised that you made your offer in the face of her bullying.

But please understand that it is not usual to give an offer before a viewing. It is so abnormal, that you should not feel bound by the offer. As everyone else is suggesting, you could walk away. Even if the deal is agreed, you are probably going to encounter much more aggression.

On the other hand, you could play it to your advantage - the lady offering £61000 has probably received exactly the same treatment and is probably history by now. I think I would revise the offer down to £61,000 take it or leave it. If they come to their senses and realise that they have been going about it the wrong way, they may ultimately find themselves under enormous pressure to accept any offer that they will have to accept yours.

Already it sounds to me like they are under incredible pressure over this - possibly they do need all of their demanding price to clear finance. But that is not your problem. Expect them to be troubl all of the way, don't get emotionally attached. Continue looking for other properties leaving your offer on the table - it might just come good before you find another place.

My experience of chinese restaurants is that shouting and yelling is normal in normal conversations, let alone haggling.
Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.

exactly what i was getting at in my earlier post - it might be beneficial if the OP responds in kind (if they still want the house, that is)

Yeah, but food preparation involving more than 1 person is far more stressful than buying houses.

If the vendor is like that at this stage of the selling process, what will they be like when your surveyor turns up on their doorstep??
