How long until I can panic about not having offer

I think I will go and take my own photos this weekend - they are not concrete blocks! They are 150 year old huge heavy stones (bath stone type very common in Bath) and the best feature of the garden! So I think the photo must be awful.

Maybe the fact that you have tennants insitu are putting off family buyers, you often hear about tennants not leaving when they should, or not leaving the place as you would when they leave.
I am not sure of the legality of not mentioning the tennants on the particulars, I am not saying lie or hide it, just get people through the doors before the agent mentions it and get them to verbally stress that the tenants have been no problems and have somewhere to move to etc etc.
Friends of mine found they couldn't sell whilst they had sitting tenants, but sold almost immediately when they left, clear the junk away and people didn't know that the property had been rented.
I also completely agree with the comments about better photos, get your estate agent to really earn their money and market your property better.

choccie3: the local market statistics are available from primelocation by clicking on "market information" when you're looking at a particular property. That isn't very convenient though, so this might help:

Thanks have checked time to sell figures and its average of 7 weeks and 11 viewings before an offer is made so I won't panic just yet!!
Thanks for all the useful tips and advice - I know what you mean about the tenants putting people off. They are actually friends of ours so EA should be stressing to buyers that they will be going. To be honest I think it will probably be an investment buyer who buys it to let to students as it is a little near a train line for a lot of families I think.
I will be taking your advice on board and will be changing the photos but not the door! The house is grade 2 listed so the "correct door" would cost a fortune. We could get quite a nice one for £200 but listing person wouldn't approve it. It seems crazy that they would prefer we kept the horrible one that is there at the moment than got a nice one but thats the rules apparently!
Am feeling much more confident we will get an offer in the next few weeks so thanks a lot - am off to post on advice for buying a new build now!Lightbulb Moment: March 2007
