Where to start?

At some point in the near(ish) future, we are intending to do up our living room. We moved to this house (late 50s, early 60s, detached) a year and a half ago and have had the rest of the house decorated and now it is the turn of the living room.

The problem is, it will not be a straightforward decorating job as there are certain things that need to be put right before we can even think of colours etc. At the moment, we have inherited a dreadful fleur de lys red carpet which covers the through lounge. There is a ridge across where they have knocked down the wall to open the rooms up and I know that will have to be dealt with whether we go for carpet or hard flooring options. There are surplus (extinct) phone sockets, boxes etc. which will need to be removed. There are two capped off gas pipes on the "outside" wall, one both ends of the lounges where the fireplaces were, I presume. We still have one fireplace which has been replaced with a limestone fireplace and one of those electric fires which give out a vapour for effect. Not to our taste but we may have to keep it and lose the gas pipes. Internal doors will need replacing, walls stripped and made good. There is a hatch through to what was the kitchen and I would like rid of it though I don't know what mess it will make of the wall on the other side. We need extra, appropriate, sockets, lights fittings replaced etc. etc. etc.

Through the "outside" wall there is a garage which has been partially converted (probably without permission) and which we are using as storage at the moment but would consider either incorporating part of it into the living room or just having it insulated properly so that we can use it as a playroom for the grandchildren (or a bar for us, LOL).

Are there people who would tackle all aspects of the work for us? This is likely to be our last big project (financially as on a pension) and we don't want to be wasting money, we just want someone to help us create a vision and carry it out for us.

Any ideas welcome.

    You obviusly have a number of trades there, so they need to be managed and programmed effectively. There is a logical order of works, so you either need to be in a position to manage those trades yourself, or get a builder in to do it and he will run the trades on your behalf.

    Logical way of working:

    Rip up carpet
    Gas fitter removes capped off gas pipes
    Decorator / labourer removes wall paper etc
    (If you are having a knock through into the garage this is the point to do it.)
    Electrician removes old sockets etc and installs more.
    Floor levels are sorted out, either by over boarding with timber (ply) or putting a self levelling compound down.
    Plasterer plasters entire room which hides damaged caused by gas fitter and elecrician and also blocks up serving hatch.
    Change doors (carpenter)
    Paint / wallpaper (decorator)
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    Quality advice phill99, but I couldn't shake the thought of footfall on unsuitable ground. ;)
