hello,
This is my first time posting so sorry if ive got it wrong!
My situation is that i am currently selling my house and following a catologue of disasters i have decided to change EA's. They requested 2 weeks notice in the contract, which i have given today in writing. My question is what happens during the next 2 weeks? do they continue to market my property? Will i still get viewers or will they probably not bother now that im leaving? (Has anyone recieved an offer when they have given notice to an EA?)
My second dilema is that i have seen a house i really like but have explained to the vendors EA that having not sold my house and being in the middle of changing EA's i felt that i am not in a position to put an offer in. Then today we recived a phone call from the vendors EA to say that they will sell for 10k under the asking price!! im not sure what to think about this, is it a good move to put an offer in before you have sold your own property? i also feel a bit pressured now. sorry its a bit long, any advice appreciated.

If your confident of your place selling and have other finances in place ready, AND, the vendors know your situation and are willing to wait, then I dont see why you cant put an offer in.
If your not comfortable though, dont feel pressurised into offering or progressing. I'd also say ask the vendors directly that they know whats going on. The EA could be telling them anything at all......
We are in a similar situation with the EA telling us its no problem because the vendor hasnt found their property yet we can make offers even though ours is a week or 2 away from market..... (it will sell quickly of that we are sure). But its still a tad scary.0 -
We went as far as exchanging contracts on our purchase before we had even had an offer on our old house. Not for the faint-hearted, but the vendors wanted a quick exchange then a wait for completion. We agreed the completion date in April 2006 which was 1/9/06 and managed to sell our house and complete that on the same day.
I imagine they are thinking a bird in the hand is worth 2 in the bush, and if your vendors know you are serious with your house going to a new EA, they may well go for it.

The vendors are aware of situation as we spoke to them when we viewed, we just were surprised to hear from them dropping the price, before we had even made an offer! what worries me is that they are keen to move abroard soon. EA's also told us that we would sell quick and to start looking before house being on the market!! yet 9 weeks later here we are!!!0 -

i am always faint of heart!!! ha ha but well done cause it worked for you. We are keen to see what pans out over the next few days. I had this whole plan worked out but as i have learned from these last few weeks absolutley nothing goes to plan when selling and buying houses!!0 -
To give you a bit of hope.... Like you, we had a catalogue of errors with our EA and gave them notice that we were ending our contract. Far from that stopping them marketing our property they suddenly put their all into it (no doubt seeing over £3,000 slipping away from them had little to do with it:rolleyes: ) and lo and behold on the day our contract ended they rang us asking if we would accept one last viewing from them. The viewing was to be Christmas Eve! :eek: We thought it was probably a stooge they'd got (for example one of the EA's Mums
) just to try and keep us on their books. We considered refusing but curiousity (and wild hope) got the better of us and actually it was a young couple who were serious buyers:j :j After a bit of delay over the holiday period and a couple of issues from solicitors and suveyors we finally exchanged with completion next week.

A bit of hope is just what we need!!! i hope that we are as lucky as you!! we want the next house to be one that we can grow into so that we dont have to do this again for a while. We did let our EA now that we were not happy with the service but it didnt make any difference unfortunatley, you never know they may start to panic now.0
