Dormer Extension Cost

Hi, we are thinking about getting a dormer extension along the back of our house (currently eave storage). Probably looking about about 10 Meters long by 2 Meters wide. I am getting quite conflicting views on how much it should cost per sq meter (anything from £700 to £1400 inc VAT to make good inc electrics and plumbing - no decoration, bathroom installation etc). We would be looking probably for timber build, flat roof and tiles down the front.

Any thoughts would be much appreacted, we are based in Surrey....just need to get an idea as to if we should progress with an architect or not.

the biggest element is labour cost and profit margin and as a result you may get prices from £20k to 60k. it depends on how much time you are willing to do to undertake research and meet builders. if you are happy to meet (you may discuss with more) 20 builders and not 5, you are likely to get a better price and a better builder.

My 1st port of call would be to speak to your local planning office & gauge some kind of idea whether you are likely to get planning permission, that is a very large dormer & I think they may turn you down, so that way you are not wasting your time & money getting plans drawn up & builders time for something they won't let you do anyway.
