Parent guarantor & tennancy dispute ????

Can anyone help please.
Last Sept i signed to be my sons guarantor for a shared house rental from a private agency. My son was to be in receipt of Housing benefit as he is in receipt of Incap benefit and submitted a claim. Meanwhile the agency asked me to pay the bond and the rent upfront for Sept, Oct & Nov until the local council sorted it then they said they would pay me back. Stupidly i trusted them !!!
Finally in November the council paid the agency the due housing benefit minus the amount my son still had to pay to top up the rent ( he wasnt eligable to recieve full benefit even though the ONLY income he has is I B.) This worked out to about £70 per month to find.
My son couldnt pay this so i agreed with the agency that they deduct 4 x £70 off what they now owed me taking payments up to & icl Dec. Thay agreed this and we agreed an amount to be repaid to me. (Now 11th Dec )
To date & after Many requests & excuses they still havnt paid me.
I really wanted to keep on good terms with them and didnt take the matter further legally.
I told my son that from Jan he would have to take responsibility for his rent top ups as i could not afford to keep bailing him out.
( 2 nd part of problem )
At New year my son was away at his girlfriends and returned to his rented house a few days into Jan to discover that during the high winds one side of his window had blown out. This was then reported to the landlord a number of times. I then rang the agency who didnt know anything about it they said they would sort it.
My son had to temporarily move out as it was too cold to stay in the room,with just a plastic bag taped over the hole.. He had no window for 2 weeks.
I emailed the agency later that month asking if the payment £ 70 for Jan could be waived my son was not in the house ( through no fault of his) I pointed out that £70 wasnt even a full weeks rent and that they had got the rest directly paid by the council. I never recieved a satisfactory reply they skirted round the issue.
My son is now in arrears with his rent which i know is not good and he went in to see the agency who now say that he has to pay the Jan £70 as it was not discussed with the landlord ! at the time .
Is this right ?? thay say thay have paid the landlors that months rent & therfore thay will be out of pocket.(the landlord is also a close friend of all the agency staff)
My son told them that he will pay the rentfor Feb & March as soon as he gets his IB payment for this month.
The reason they are withholding my money is because his rent has not been paid. ( even thought when it was due to me in DEC none of the above had happened)
They are also saying that they can charge him for late payment interest which istrue but should they not be charged interest by me for the months thay have had my money in their bank!!
Do they not have to ask me in writing to pay monies as a guarantor ??
It is all getting a bit silly now and i dont really know what to do.
