    Unless you're selling a mansion, shuffling from one room to the other to make room for the agent plus viewers to get around the place just doesn't cut it. They'll feel crowded and intimidated.

    I'd suggest that you leave the house with the kids and dogs. If you really want to sell your house, it's not really a big deal is it?

    When I went to 2nd view the house I am buying, I asked the EA to ask the vendors to leave. No problem, they had gone when we arrived.

    Buyers want to have the freedom to take a good look around and discuss the house without fear of the vendor overhearing and also getting in the way.

    It's very difficult to
    A)Have a good look round, try stuff (eg taps etc) out
    B)Imagine yourself and your belongings living there
    when there is a house full of people and pets.

    We viewed a house couple of months ago. It was totally impossible to view the property due to 4 surly teenagers and a vicious yappy dog. We did like the house the the sellers were making no effort to sell the house by leaving it in a total state, overpriced and couldn't view 3 of the rooms properly.

    We told the EA this and its still on the market!
    Turning our clutter to top up our house deposit: £3000/£303.05 we're on our way!

    If being out of the house while a prospective buyer looks around is the difference between a sale and it staying on the market I think it's pretty clear what the 'right' decision should be.

    I dislike the owners being in the house when I'm viewing. It feels like I'm visiting somebodys house and I find it very much harder to envisage how it will work for us if the owners are also on show. That said, getting out of the way is much better than following us around as one vendor did making all sorts of misleading and unhelpful comments.

    But you were still there!!!

    When doing a second viewing, buyers need the chance to have a good look around, make (verbal!) comments, chat about things etc... some of which they do NOT want over-hearing by the vendor!

    I hate the vendor being there when I look round anywhere! If they won't go out for the viewing, it makes me feel that they're hiding something!

    Yes. Very normal.

    I think i would consider it very unusual (abnormal even :p) to have the vendors present during a first viewing and I would certainly request that they weren't around if/when I requested a 2nd viewing prior to making an offer.

    We've (hopefully!) just sold our house and for every viewing including the survey my job was to pile the 4 year old, baby and dog into the car and drive around with all the surplus baby clutter until I got the 'all clear' from my husband- complete pain but it worked!
