First time buyer - Offers Over £100k?

Hi all.
A Property has just come onto the market which we like and know well (next door to the Parents!) and it's already under offer ( been on for a week or so) and it says offers over £100k, what would you offer?
We know the vendor but havent seen him since he's let the property otherwise i'd have asked him what he was looking for!
Any ideas, seems like it won't hang about! we are First time buyers currently renting with a 10% deposit or thereabouts.

I would turn it into the equivalent length of string and multiply by the market rate of string in £/metre..... it says offers over £100k, what would you offer?
The first question to answer is what it the top value you would pay for it, taking into account the value of similar nearby properties. No i didn't :rotfl: but thanks anyway! slighty different situation hence me posting another thread asking a slightly different question.
Sailmakers that's interesting - i was going to offer 102k so along the same lines as you.
