                    Hello!
We moved into this house, private rented on the 14th May 12.
In the inventory they have stated that there is a freezer/table/oven.
They haven't though, put anything about the sofa that the previous tenants left(who is the landlord)
Does this mean, we can take the sofa when we leave?
Bit of a risky thing to ask i know, but i was talking about it to my house mate and wasn't sure.
The LA also tried to tell us they wouldn't fix the oven/fridge if they broke, even though the LL left them here, and they are in the inventory as 'part furnished' is this correct they don't have to fix them?

Of course you can't take the sofa it doesn't belong to you. As for the cooker and fridge they have to replace/repair them if the house was rented with them.0

There's not much a landlord can do if an item isn't present on the inventory and the tenant takes it - the inventory provides proof of what has been supplied...0

Check your contract re the white goods - our landlord left them on the understanding that if they needed fixing - we would do it. There is a small note in the contract about it.Rubbish at the grocery challenge!0

The person who lived there previously was the landlord are you saying?
If it is the landlords sofa, I would leave it. If it was a previous tenant who has 'abandoned' it, if you want it I suppose you could have it If its not on the inventory, it cannot be proved. However if the ex tenant is the landlord then I wouldnt steal it from him. If its not on the inventory, it cannot be proved. However if the ex tenant is the landlord then I wouldnt steal it from him.
I do not believe that a LL has to fix the white goods unfortunately. However, if they do break I would replace with my own (and take with me at the end) and demand that the LL either picks up his junk appliance or you bin it. You are not free storage, and I would not be fixing a LL's appliance for free.0

You've only been in the place for about five minutes and you're thinking about ripping your landlord off already? Nice people. I'm glad you're not my tenants0

If you take the sofa, that would be stealing. It's not yours and you know that. Are the roof tiles, floorboards etc listed on the inventory? Do you think it would be ok to take them?
As for the repairing obligation of the fridge and oven, if it was written in the agreement that they would repair them, they would have to, otherwise they do not.

I'm asking as they stated that they didn't want the sofa and when they rent it out when we leave they will not be renting it partfurnished, so i assumed it would be thrown.Save, save, save, save.0

You have no idea what hell they have put us through, from the first week we moved here, we didn't have water/bath/sink/oven nothing for weeks!
They've not done anything to fix the house as they've promised, nothing.Save, save, save, save.0

Not necessarily. You have to read the tenancy agreement.Of course you can't take the sofa it doesn't belong to you. As for the cooker and fridge they have to replace/repair them if the house was rented with them.
OP - Unless you get permission, it would be stealing to take the sofa.
Proof, of course, is another matter.0

This makes it sound as though you believe the LL would consider it reasonable for you to take the sofa (as they'd potentially be throwing it otherwise)... so why don't you ask them if you could have it / buy for a small fee?You were only killing time and it'll kill you right back0
