Will this be easy to resolve?

I've just raised this query with my solicitor but don't expect to get an answer until next week so I thought I'd post on here.

I'm buying a house which used to have a garage in a block. I know the current owner sold this years a go and as such the garage does not form part of the sale.

I received some paperwork from my solicitor yesterday and the garage still shows on the deeds and is mentioned in the freehold title. I've raised this as an issue with my solicitor and have asked him to advise on the situation.

I presume that it will be relatively simple to fix. Surely the current owner just needs to get his solicitor to amend the documents to reflect that the garage no longer forms part of the property.

Is that the case or will it be a bit more complex to resolve?

Are you sure the garage was sold freehold? Only it quite possibly was sold on a long lease, which would mean that you would still own the freehold of the garage and it would still form part of the property you are buying as whoever buys the house will own garage freehold.

You are getting your solicitor to sort it out either way and nothing you can really do until you hear back from him/her as to what the true situation is.

You'll end up getting the garage registered in your name as well as the property.

Hmmm possibly.

I'm not sure. I just know that the vendor said he sold the garage to someone else for £5,000.

I'm wondering if he just handed over the keys when he received the money and didn't get any conveyancing work done.

I just want to know what the situation with the garage is. I don't want to end up getting into a dispute with someone.

I'm also thinking about the future - when it comes to us selling the property.
