Has anyone had any experience with Letting from Jaymans estate agents?

Hi all, we are to vacate the property we are in at the moment as the landlord has passed away and the family want the house back to sell, we found a (kind of) suitable property, although a bit small, it's nice and is close to school, work and family. The property is being let by Jaymans estate agents, we already feel as though we're being messed about and we've only dealt with them 2 days! We obtained an application form, which required us to put down our income details etc, we informed the agent that my husband is a discharged bankrupt, they said we would need a guarantor, we told them that the guarantor we had in mind was my M.I.L but that she was only on pension, but owned her own house, they said it shouldn't be a problem. So we went away, and I decided that it would be a better idea to ask my mom to sign instead, which she did and off I went to the estate agents with both forms (ours and Guarantors) and all our ID. However the agent then informed me that my mom wasn't on enough money per year to be a guarantor and that the guarantor should be on at least £16k. (not sure how much she thought pension credit was worth per annum, when originally we were to be asking the M.I.L!) We were told that if we still wanted to rent the house we would have to pay 6 months rent in advance!! A whopping £3360!! So thankfully we have asked the B.I.L to sign as guarantor for us, which he has. So hopefully when I hand in the forms yet again today there shouldn't be a problem.....Hopefully...Just wish we had been advised a little better really to save us the run around!
So the charges for the credit check for my husband and myself £272, the guarantor charge £72, administration fee £48, I did inform them that as we already knew my husband would fail the check, could they waiver the charge and just do the guarantor, but no such luck...A little steep I thought to be honest, considering the last credit check with our previous estate agents was only £80 3 years ago!
Has anyone else had dealings with Jaymans? How did you fare?
