Help with pricing new kitchen, bathroom etc.

Hi,
We are planning on buying our first house and have found one in the right location that we like but it needs updating and we aren't sure how much of our deposit to keep back to do these things so any advise would be great.
Before we move in we would like,
New kitchen 2.90 x 2.80m (we have appliances)
New bathroom 2.50 x 2.30m
New boiler
If we have enough we would also like,
Stone fireplace surround (into one alcove) removed
Wall between the living and dinning room removed it's 4m long (it has been done to many of the houses on the street that are the same)
Maybe a wall in the kitchen removed to make it bigger which will make the new kitchen cost more i suppose.
I understand it is hard to say but a ball park figure would be great thanks.

B&Q have a free kitchen planner on their website which costs up all the units and accessories you select. Pretty good I found. Maybe there is a bathroom planner too. Take a look.0

You cannot withold money from your deposit for this. You will have to use other savings.Hi,

New bathroom 2.50 x 2.30m £2K - £8K
New boiler £2K - £4K (excluding plumbing, rads etc)
If we have enough we would also like,
Stone fireplace surround (into one alcove) removed £25 for a sledge hammer
Wall between the living and dinning room removed it's 4m long (it has been done to many of the houses on the street that are the same) £0 (use the same sledge hammer) unless it is a load bearing wall in which case £2K for a builder to install supporting beam
Maybe a wall in the kitchen removed to make it bigger which will make the new kitchen cost more i suppose. see above

How long is a piece of string.... My ballpark guesses, assuming no DIY, and a low-med quality:
Kitchen £7-9k
Bathroom £4-5k
Boiler £2-£3k
Wall (is it load bearing and need rsj?) £1-4k0 -
Ouch I wish I were working for you guys aboe !!!! you will do it much cheaper than that I have a few hats landlord spec builder demolition roofing and web development ,however the one thing that is right is that you can spend as much or as little as you like ,keep it simple the cheapest bathrooms I put in 12 new houses last year were £180 for a cube bath loo sink then either a electric or combi fed shower no more than £100 and same for a screen and £80 for a fibre cement tray kitchens Band Q are crap use Howdens or Magnet on the trade side I got bigger than stated including hood cooker gas hob for £1200 plus vat TRADE SIDE ! put fancy handles on tart them up that way a few other things I don't know where you live but if its say 'posh' don't go to the Magnet there go to a poor end store you WILL get it cheaper also they all have targets to meet sometimes on the magnet sales say boxing day to end january or easter are like a month and ahalf FORGET them they will meet their targets where as February may just be a 4 week period they will be pulling their hair out bu 25th Feb hit them then ,please don't spend a fortune !0

Do you *need* a new kitchen straight away?
It's best to give yourself time to work out exactly what you want to do with the space layout wise and how much remodelling you want to do.0 -
I'm currently doing a flat up and bought the kitchen for under £1000 including posh handles etc. Bought the carcases from a company that advertises on EBay, very good quality, much better than B&Q and Howden's. Doors from Howden's using my mates trade account (about 70% off) Bathroom suite was £277 from another internet company (looks a lot more expensive than it is!). Also look at taps etc on eBay. Got the same taps that are sold in B&Q for over £100 for £20 !
Just an example of what you can get if you shop about.
You don't need to spend ££££ on these things.0 -

The wall is load bearing so it would need an rsj but the one in the kitchen has a flat roof above it so I guess that one won't need one.
I don't need a new kitchen and bathroom before I move in but the wife does for some reason.
