OK - 1950's 3 bed semi wimpeys house in need of modernistion.
(Assuming everything structural is ok)
As an estimation do you reckon the following costings would suffice (bearing in mind i like to air on the side of caution)
Full (maybe partial if i'm lucky) rewire (including plastering etc if needed) £5,000
Complete CH system £10,000
New bathroom (including tiling) £5,000 (does'nt need to be state of the art, just well done)
New kitchen (including tiling - again not state of the art just well done) £5,000
Carpets/flooring/bit of decor (we can paint ourselves but anything fiddly if you know what I mean!) etc £5,000
So total £30,000.
Is this a fairly safe estimate and do you think i'd get any change?
Few other things need doing but to worried about those, ie increase loft insulation, may be cavity wall. Already has new windows.

You've probably overestimated the CH. You should get this for less than £6k. But allow up to £10k for a kitchen, even a fairly simple one. Your overall figure though is right, but if anything a bit over the top, but it's better to over estimate than underestimate and then have to find money from some where.Eat vegetables and fear no creditors, rather than eat duck and hide.0

Well i'm hoping that by slightly overestimating it would help cover unforseen eventualities:eek: as nothing is ever as straightforward as you hope! But should we be lucky it would leave us with a bit extra to play with. We do have more available but just trying to weigh up whether it's better to buy one thats already been done (approx £25-£30K more) but not to out taste so we'd still have to do cosmetics to bathroom and kitchen or go for diy one and sort ourselves.
Financially, depending on what offer would be accepted we would be ££££££'s in by far by doing it up ourselves and would be able to pay a far chunk off our mortgage - however - do i need the stress and hassle:eek:0 -
Sounds about right. You could post this on "Is this quote fair"? on the DIY board.
And most importantly.... it's err not air....0 -
To give some comparative figures, I have just had a 2 bed flat rewired for £2000 + VAT, so I would not expect more than double on the outside for a 3 bed semi.
I like Ikea kitchen units, and you can get a good number for £600. £200 for worktops (not Ikea). £200 for plinths and cornice. Ikea do a nice sink for £100. Ditto taps. Tiles £200. Floor covering £200. Then the rest is labour. £5k should get you a decent looking kitchen, excluding cost of appliances.
I'd think you can get the whole job done for significantly under your budget.No reliance should be placed on the above! Absolutely none, do you hear?0
