Too much WILL be tied up in property?? you have only 15% of your joint net assets as described not in property now .... and no pension provision. My inclination is that you need to diversify. The Spanish properties are providing a good yield (at the moment) and now is possibly not the best time to sell - but then you need to take a view on the longer term outlook for Spain and for your Spanish Euro investments?
The UK BTL yield is i suppose ok if looked at gross though net it is less than a savings account would generate. I'd consider selling that?
If you do sell your main property and buy something smaller look I would personally not invest in further BTL but look at using the proceeds (from this and the other BTL if you decide to sell that) to invest for true retirement - pension (though restrictions mean you can't do much of that) and S&S ISAs?0 -
you are surely overweight in property already. switching some to shares is the obvious way to diversify.
if a smaller/cheaper UK property than your £300k house will meet your needs, then you could sell it, buy something cheaper, and put the capital freed in shares.
1 BTL + 2 spanish properties is still a lot in property. i'd certainly consider reducing it.
would you plan to live in spain in 1 of your properties, instead of letting it, or to rent?0 -
The BTL would give us £30000 if we sold, where can we get £400 a month interest on that?
You are going to have to sell it at some point. The lender is going to want the mortgage repaid. So, whilst you may get an income from it now, it is not an income for life. The gain is subject to capital gains tax.
Also, it is not brining in £400pm if you are still paying a mortgage on it.I am an Independent Financial Adviser (IFA). The comments I make are just my opinion and are for discussion purposes only.
