    The FirstBuy scheme is a 20% equity loan (10% from developer, 10% from Government) and we provide a 5% deposit of the sale price.

    I believe that it is true they are fairly limited with what cash incentives they can offer in conjunction with these Government schemes but I am sure there are ways around them or loopholes that can perhaps be exploited.

    You would think that with the housing market the way it is they would be trying to help you purchase the property in any way they can.

    I think there is loop holes with regards to extras such as washing machines and fridge freezers as they can say these are "standard" with the house but not on price. I think mine won't go any lower, they have said it's their absolutely final reduction. I'm suspect there is not a lot of interest in the development I am looking at (they have sold 4 out of 10 of this type of property), which I think is why they are offering me things, but I don't know how far I can push them.

    well good luck. I remember reading somewhere that you need to remember that the sales agents are not your friend, they are there to take your money. It makes it a little easier to ask for things if you remember this I think.

    They were not willing to negotiate at all regarding price or stamp duty so we have unfortunately decided not to proceed. Would be interesting to hear others experience regarding this though.
