Argh. First time buyer frustration

I'm a FTB. We have got to the stage whereby i have my mortgage offer in advance and everything is in the hands of the solicitors.

I was told initially by the vendor that it was 'chain free' as in, although she was looking to buy something else, she would move to rented accommadation if she had to if my purchase came though first.

She found a place to buy relatively quickly but the EA tells me that that has since fallen though. She chose her solicitors but apparently found them too expensive and found some cheaper ones.

Its a leasehold property so we obviously need paperwork from both the vendor and the management company.

Anyway, it appears that her new solicitors have the paperwork and have now been sitting on it for about 2 weeks. My solicitors certainly dont have them. On top of that, after a few telephone conversations with the EA, the vendors solicitors are now refusing to deal with the EA and the EA has demanded that the vendor changes solicitors.

Reading inbetween the lines, it seems that the EA rather upset the vendors solicitors by blasting them :(

The EA suggests that he tells the vendor that I want completion by the end of next month or I'll walk away. I'm not comfortable with threatening her like that because I really like the flat and dont want to lose it. However, I'm rather desperate to move as I've been sofa surfing for the last month with all my stuff in storage (I had to leave my rented accomadation as the AST agreement expired)

Any thoughts much appreciated. Its extremely frustrating!

    I am wondering whether I should contact the vendors solicitors myself or is that a definate no-no?
  • I have occasionally directly contacted the seller to sort out queries caused by the EA. In one case, my mortgage advisor was on holiday for a couple of days and the EA told me the sellers were going to pull out because the EA couldn't get hold of my advisor to confirm the mortgage.

    I dropped a note to the sellers telling them of my situation and the threatening behaviour of the EA and got a call straight away telling me that they knew nothing about the issue and had no intention of pulling out.

    I think, in your case, a polite note about your concerns and how the EA is behaving is a worth-while chance to take. Stick to the facts, don't be accusatory and you'll likely find at the bottom of it all is a bit of a misunderstanding and a desire to rush.

    lol. I've no intention of waiting around for 9 months. I love the flat but I'm sure there would be others that I'd love just as much if things started to look that bad.

    However, I'm definately not considering pulling out at the moment. I just want things to progress. So, a well composed polite letter though my vendors door might be an option?
