Hi
We had an offer accepted on a property 7 weeks ago.. surveys, mortgage offer, fixtures and fittings schedule has all been received. Searches were received today by the solicitors.
We still have to pay the deposit and have sight of the contract.
How long do you think it will take now to move?

hi,
I think it all varies on various factors. our searches came back mid may and luckily we didn't have many enquiries after, so the next step for us was to sign contracts, mortgage deeds, sdlt etc, seek a completion date with the vendor, pay solicitors fees and deposit & exchange.
We exchanged Monday to complete this Friday. I think we could have completed earlier, but the sticking point for us after the searches & sending contracts back was trying to agree a completion date. We had already delayed a month for the vendor and she was dragging her feet literally up until last Friday.
Hopefully the end is near for you! good luck with things

We have just phoned the solicitors and they said that they need to look into the searches and raise any queries..
We will not have to pay any SDLT and the vendor is desperate to get out of the house due to a loss in the family, so hopefully we are close to the end of the road..
So are you saying that realistically you could have completed around a month ago if the vendor wasnt delaying?

no worries. yes. I think if our vendor had a sense of urgency we could have completed 1st/2nd wk of June as we didn't have any further enquiries at that point and we were happy to exchange & put the deposit down subject to the agreed completion date.
We had to turn up the heat in the end, badgering the estate agents & getting our solicitors to chase hers. this is because all our vendor cared about was tying her sale in with her purchase (understandably), but we had already accommodated all her requests previously, giving her plenty of time & our tenants who we had delayed were due to move in our current flat on 30th.
I doubt your vendors would slow things down considering the position they are in, but you never know, so just keep pestering when you feel it's time & you are happy to drop that deposit!0 -

Before this one we tried buying a property in february but the vendor pulled out at start of may as they were in negative equity but "didnt realise" until late on in the sale. Their lenders told them that they wernt allowed to sell.
We are weary now incase that will happen again.. We even picked out all the furniture for the house... We cant buy that now either because it has all been discontinued.
As we are FTB living with parents, when will be a good idea to order our appliances for the new house?0 -

The general advice is not to buy anything for the house until you've exchanged contracts and have a completion date.You were only killing time and it'll kill you right back0
