Thoughts on a 12x12 lounge

    If a dining table is important to you then I would stick it out with renting. I really do understand that itch to buy, but take a look on here as a couple of threads have come up recently were people have felt like you and made the jump quickly and then regretted it.

    I feel for you - we're currently living abroad but are finally (finally!) coming to the end of our tour next year so will be buying as soon as we find the right place. I've had to wait 7 years....that's 7 years of the 'perfect' house coming and going as we couldn't get back to see it! My OH now keeps reminding me of just how many 'perfect' houses we have seen; if they have come up before they will again!

    Would you consider taking on a project? This may open up your options, as you could look at say a 3 bed end of terrace that needs work?

    I have had an offer accepted on a 2-bed terrace in a similar area recently. Not so close to the station though. The lounge size in this place isn't so bad, the kitchen looks a decent size - even the lounge in our new place is about the same size though we do have a dining room. Could you alter the kitchen size slightly to fit a table in? I would be more concerned about the size of the bedroom. One plus point is you have a lovely area for outside dining on sunny days. Maybe you could invest in a decent awning and use it on wetter days too.

    Thanks, i think it is the garden space which is drawing me to this flat, even though the lounge is far from perfect. With our weather, that is probably not a wise thought! I know logically i should do the same as you have done and wait for a terrace which has the dining space, even if the lounge size is similar.

    I think it's priced according to the location and I like it very much! Suggestion; the lounge has patio doors to the rear garden - a conservatory could act as either your lounge or your dining room.

    Thanks Kalama, it is worth remembering those mistakes where people have rushed in. I should be more patient, especially now i know you have waited 7 years! I've been looking for about 18 months, although it's only this year that i have a more decent budget available. My OH sounds more like yours, in that he's confident we will find our perfect house when it is meant to be, rather than convincing ourselves to like somewhere.

    We don't really have the budget to take on a project as in London they are not really priced as low as they should be for the work needed. Investors snap them up, rather than FTB.

    Thanks, that's a great idea. Unfortunately i am very fussy on having real outdoor space too (i know i shouldn't wish for it all) and that would leave me with a very small garden, but the conservatory option is something to consider.

    If you think it's too small now it will seem a lot smaller when you're living there.

    True, it's just a shame as the flat is better than average for my area in most other aspects. The other problem is that my current lounge is bigger, although it is still square, so there is the case of downsizing.

    Might squeeze a house in Highams Park for a bit more. Zone 4. Train goes through Walthamstow.

    Or Leytonstone, Leyton, maybe even a flat in Wanstead.

    Walthamstow's a great choice, but seems very popular at the mo. Might actually find yourself a bargain in an area that was once unaffordable like Wanstead.

    Regarding breakfast, I tend to eat a pop tart while sitting on the throne each morning. The multi-tasking saves so much time and gives me a few precious extra minutes in bed each morning.

    I'm also looking around Leyton. I've rented in Walthamstow for 10 years whilst saving for a despoit, so it's quite annoying that everyone has suddenly caught on to the fact it is more reasonably priced by London standards, just when i can afford to buy!
