    Never make assumptions. Things will not be "fine" until completion. Whilst, it should be smoother sailing after the survey, there is no guarantee.

    As Bob says, never make assumptions. The only way you will know if you have got the mortgage is when the offer or refusal drops on your doormat.

    Providing you get the mortgage, you will know that the bank is happy with your financial situation and will entrust you with some of their money.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    I know, it's a terrible waiting game, not knowing if you've ended up wasting a good few hundred pounds for nothing.

    Fingers crossed you get your survey results back quickly and speedily followed by your mortgage offer.
    The bigger the bargain, the better I feel.

    I think that if the survey shows that the house isn't worth what the seller claims it is, the mortgage lenders can refuse to lend as much as previously promised. Whether you can argue that off the purchase price or not is down to you to haggle really.
