Really hoping someone can give me some advice.
I currently live with my grandfather however for pure sanity reasons I'm desperate to move out. I've got a deposit and first months rent saved and have begun looking for places. I'm aiming for the end of July to move, I viewed a place today which was really nice, however looking through the letting agreement it states that I need to earn 36 times the monthly rent (I'm assuming before tax) I'm £2000 below this amount. I've worked all the sums out and can comfortably afford the rent and associated bills. The letting agreement says that I need a guarantor, which is a problem.
My parents aren't UK residents and have no income or bank accounts and to be honest aren't actually supporting my move out as means my grandfather will be on his own. As yet I've not told him that I'm planning to move and I do not think he'll be supportive either!
So what can I do? Do all letting agents ask for this level of income?

No. Different landlords and different agents have different criteria.0

I have had a similar problem recently but needed to earn 30x the monthly rent. I do have this income but it is from various sources, not all "earned" income so lots of landlords just refused without a guarantor, which I couldn't provide.
I can't see how the average single person could earn 30x the rent of a 2 bed place here in the SE but maybe I am just used to low wages!
Have a word with a few other agencies, or go direct to a landlord (look in the local paper). Alternatively, I believe if you rent a room rather than a whole property then things are both cheaper and less strict.
Good luck, I found a landlord on Rightmove but via an online agent, so they are out there.0
