Reasonable Request - Fix Driveway before Exchange

I viewed a house last month and, after one viewing, put in an offer.

Now, prior to exchange, based on the experiences of some on this forum, I've requested a second viewing.

I now notice that the manholes in the driveway are raised and dangerous (due to the tarmac appearing to have dropped since it was layed).

I didn't notice this in my prior viewing because the estate agent had his car parked in the driveway.

Would it be reasonable to request a reduction on the offered price or that a repair is done prior to exchange?

    You can request either or both but there is no guarantee they will agree - at which point you will need to decide whether its a deal breaker if they refuse.

    You can ask for anything you like but it's up to them whether they go for it. Whether it's reasonable or not is difficult to say, you'd probably never find a house that doesn't need something doing so you have to expect to do things really but if this is something you weren't aware of when making your initial offer then it is perhaps entirely reasonable to adjust your offer based on the cost of having to sort it out.

    Might be worth waiting till youve had your survey done too, in case they come up with anything else? That way you can negotiate the whole lot together.
