We have put a reservation fee down on a new build home with Persimmon. We are doing a part exchange with them with their part exchange plus programme which means they have offered us a figure for our flat and will market it at a lower cost and they will make up the difference in cost. Obviously our flat has to sell for the part-exchange to go through. It has already been on the market for a long time with no interest so we are hoping with £15K off the asking price, it will generate some interest. The new build isn't built yet and won't be until next year so we have time.
My question is - I have not negotiated any 'extras' with Persimmon yet as they said, they dont know what our flat will sell at therefore they might need to lower the cost even further while still guaranteeing us the original figure. Do you think I should be trying to negotiate extras now or wait until our flat sells? Does this sound right to you?
