Just had an offer accepted on a house which was a bit higher than I wanted but I love the house and location but....the vendor lost a sale last year as they didn't move fast enough. My buyers survey is being done for my property today so how do I handle this to motivate my vendor into moving quickly. They don't have a house in mind yet. I would rather complete sale and purchase together as I have a mortgage I want to port.

I think maybe be up front and tell them that you really can't hang around. I'm in the process of moving at the moment and need to port my mortgage and I'm constantly pushing people along. Perhaps you could voice your concern to the estate agent; mentioning that you are aware they lost a sale before because they took so long. Communication is the key. How desperate are your buyers to move?0

I'm not sure one Human can 'motivate' another without a deep knowledge as to thier personality!
All you can do is state your preferances and hope for the best, but be warned I've known many times people change thier minds. For example at first they intend to move into rented for a while but then out the blue they find thier perfect home and so what was a small chain can become a lot longer.
My only real tip if you want to remain sain, is chill.
Some clients just take everything as it comes and never stress, what will be will be, whereas the more errrmmm controlling types get themselves so worked up it must detriment thier long term sanity and health:cool:. They literally manufacture stress out of nothing. In property you can never really bank on anything because in reality it all comes down to people with many competeing needs and speeds and infinite possibilities.
