    Speak with the EA you're buying through. Sometimes they're not even aware of problems as they're not kept in the loop. One hint of them missing out on their commission and they'll be all over the vendors like a rash. As must as it's for their personal financial reasons (not that I blame them - they work on commission), they can often be a big help in giving the vendors a giant kick up the bum.

    looking back on the process, coupled with I think some naivity on my part, our agent was pretty uselss up to te point when he thought he might lose the sale.
    In fact as our buyer was selling through him he stood to lose two sales.
    However he did come good at the end to be fair as we had a few course words about the expiry of our mortgage offer and we catagorically stated that we wouldn't be extending it or getting a new one.

    The agent at the top was the best, acting for our vendor, and as it happens we ended up speaking to him more often than our own agent as he managed to get information and get things done.
    He was slightly older and didnt have the been there seen it attitude you sometimes get.
    The young buck who was our agent did appear to hate confrontation and was happy to email other parties rather than call to kick !!!.

    I had a hold up with freeholder stuff (questionnaires etc). IN the end I contacted the vendor directly (info was on the paperwork I had) and told them that if there was anything they wanted/questions etc about the sale from my end then I was happy to be contacted directly. In return they offered the same (which was the reason for my call but I wasn't as up front about it) - we then realised that the hold-up was made worse by our solicitors who were 'just doing their job' but in doing so were antagonising each other! - using snail mail to post things back and forth when the info could be gotten from a phone call.

    Maybe try that approach?

    Amazingly, the vendor has contacted me directly - he'd emailed a few weeks ago but I didn't see it because it had gone into my spam folder. I only saw the email today.

    Long story short, he's just as frustrated by the slowness of communication (now his solicitor is on holiday :/ ). I'm going round at the weekend to take measurements. No real progress but maybe now that we're in direct contact things will move a bit faster.
