Rental Check Out

Hi,
We have our rental check out this Friday. We bought a few weeks ago. The agency we went through have not inspected the property in the 2 years we have lived there.
When the landlord/agency let us have a dog they changed the contract to state that we needed to have the carpets cleaned professionally, which will happen this week. We have also
had the property professionally cleaned. The house is in good shape.
The carpets are stained from our dog, but they are not damaged e.g. no tears etc and the stains we expect to come out when cleaned, as they have done when I used my carpet cleaner.
Our agency, and the person coming to do the inspection have been difficult at times, they don't want to go out of their way for anything unless they can profit from it.
We're worried they might try and get more money out of us at the check out. What is the process for them retaining our deposit, either fully or partially?
The house was in good but certainly not immaculate condition when we moved in. There were already a number of stains on the walls/floors. The house has already been rented out, our next door neighbour is moving in.
Any help is much appreciated.

Any minor scuffs and marks can probably be put down to fair wear and tear, only if there is real damage can they charge you and even there it should be only a fair percentage of the new price depending on the age of the article.0
