I am Executor of my Mum's will so yes I am allowed to sell the house but I have found from the recommended Solicitor that they have to pay the Estate Agent £120.00 for the introduction! I have decided to look around locally for a conveyancing Solicitor as I feel the recommended one being so far away is going to cause some problems for me I am not sure about sending Driving Licences and Passports and Deeds through the post I would rather hand them over in person. I think. Thank you all for the advice.0

Many a sale has been dragged out for months because the executor was not aware of this and didn't apply early enough.

Sensible. You can do it yourself but you need to understand that, as you cannot give binding professional undertakings by letter or over the phone, the buyer's solicitors will have to see you in person to exchange and complete and they will have to check your ID. If the buyer' solicitors are not local to you they will have to travel to you and could well charge their client extra for this who will quite reasonably expect you to reduce the price by that extra cost. You can get round that by yourself travelling to the buyer's solicitors and providing a completed and certified Land Registry ID1 form.RICHARD WEBSTER
