Getting a survey done

Hi there,
I have had an offer accepted on the house I want to buy and I have accepted an offer on my flat.

My buyer is just choosing a solicitor and then it's all systems go.:j

My question is what happens about me getting a survey? Will my mortgage company do one and charge me for it, or do I find a surveyor myself? If so, when do I do that?

I have read a few buying a house guides and haven't quite managed to figure this out! My flat was new build, so I just did a snagging walk round with the site manager. I'm new to all this.

Any advice appreciated!

  • Your mortgage lender will want a mortgage valuation carried out, but this is for their benefit (to ensure that the property value provides adequate security for the loan that you are requesting). You should also get your own (more detailed) survey carried out, descriptions of the HomeBuyers Report and Building Survey can be found here:

    Our mortgage lender would have allowed us to "upgrade" and pay extra for a HomeBUyer's Report / Building Survey as well as the mortgage valuation. However, we chose to find a surveyor ourselves and deal with them separately.

    It can often be cheaper to ask the mortgage company's surveyor to do your survey at the same time as he does the valuation (only one visit - lots of overlap of task etc)

    But shopping around these days you can get good prices on surveys - so investigate both options.

    Agree with the above...we're in the buying process and when we went to see our mortgage advisor about putting in the full application, she said they would do a mortgage valuation survey, and I asked then that they also do a homebuyers report whilst there - handed over £240 for it and they did it 48 hours later.
  • Thanks. That's really helpful. So I will probably wait and see what my mortgage company offer in terms of an upgrade and then compare with another local surveyor.

    I recently purchased a property. When I took out a Nationwide BS mortgage, I should have done more research into Countrywide Surveyor Services.

    If you mortgage provider recommends this company, you have the right to refuse to use them. The Homebuyers Survey that I paid for was riddle with errors. I went through the company's complaint procedure, the Regional Manager was sent out to inspect the property.

    I should have taken footage of the inspection, this could have been used as evidence.

    After going through CW's complaint procedure I submitted a complaint to the Ombudsman Services: Property. This organisation acknowledge that there was a shortfall in the standard of the Homebuyers report. I was offered a derisory amount of compensation. I refused to sign the letter sent to accept their recommendations in full and final sentiment.
