Part of the conveyancing process is completion of an agreed 'Fixtures and Fittings' form.
This will list everything to be included in the sale. If the items you expect are not included, you request they be added to the F&F form, or you reduce the amount you will pay.
This forms part of the contract.0 -
I think it would be reasonable to ask at this stage. The fixutres and fittings form is fine, of course, but happens much later in the process, after you've paid out money for a survey etc. Just ask, what have you got to lose?0

I guess its just I'm worried that there is no record of me having requested these items. and just would hate them to say "oh no, you didn't ask for that in your offer"..
or maybe this is just me being very untrusting of Estate agents :rotfl:
Yes, definitely get it in writing if they are that important to you. There was a thread on here the other day where the person assumed certain F&Fs would be included and they weren't.0 -
Just send a short letter yourself, outlining the deal as you understand it, plus the fact that it was accepted, copy to your solicitor. Solicitors don't like you doing this sort of thing fpr technical reasons, so just head the letter 'subject to contract'Hi, we’ve had to remove your signature. Yes, I would also definitely recommend getting this confirmed in writing. Speaking from experience as a seller last year where there was confusion caused by our EA misunderstanding a verbal request by our buyer, I would say it's certainly more than advisable.
In our case our buyers apparently told the EA (not the one who had been dealing with our sale as it was his day off when the offer came in - and this guy had never even visited our house) that their offer was made on condition that three particular items were included - one of which was described by the EA as 'the aga'. Now as we did actually have an aga, we automatically assumed it was this to which they were referring. It was only some weeks into the process, after they received our F&F form that everyone realised a mistake had been made and what our buyers actually wanted was our Rangemaster range cooker.
When we disputed this and said we needed to take it (it had cost £2000 and there was no oven being left in our new house) our buyers threatened to pull out and despite much negotiation between all parties involved we had to concede - although the EA did eventually give us £250 in compensation for their mistake.......Mortgage-free for fourteen years!
