Land reg. plan does not show house

Two relatives are about to start selling an inherited house. Land registry shows both of them as owners but the associated plan does not show the house, although all other plots on the plan have property outlines shown.

The house was built in 80s by relo's father after he bought the plot, was building regs. signed off etc (they have forms I have seen).

Recent planning permission (approved) came with plan - I think OS - on council system that does show the house outline.

a) Is this normal & does this matter?? If so ..
b) What should be done??

    a] doubt it matters. Make sure that the paperwork states something to the effect 'plot <n> together with all buildings thereon'
    b] take advice from Landreg about updating the title plan

    I'd guess when "relo's father" build the property he got planning Permissio, and Building Regs certification, but failed to update the Land Registry records (the plot was presumably already in his name).

    Update now?

    The Land Registry title plan will have been mapped at the time that the land/property was first registered and would have used the Ordnance Survey (OS) detail available at that time. The purpose of the title plan is to show the general boundaries of the property and these are shown by red edging.

    Land Registry use the OS detail as the base map upon which the general boundaries are then mapped.

    When a house is built (or indeed demolished) there is no requirement to advise Land Registry as it is the general boundaries which are registered and not so much the OS detail that lies within that extent.

    The OS detail will have been updated as and when OS next surveyed the area after the house was built. This may have been as a result of the house being built or when a nearby development was surveyed.

    The fact that the title plan does not show the house should not be an issue for any buyer as they are buying what is within the extent shown on the title plan. The house is there after all.

    Whilst Land Registry takes map updates from OS on a daily basis, title plans are not routinely updated. A title plan will, therefore, remain in its original form until such time as activity on the title suggests that it should be updated. We may also revise title plans to show later OS mapping information where land has been sold from the title.

    It's just that OS haven't re surveyed that area so the house won't show. Next time they survey it, it will show on their maps.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    Just went back to the local council approval for planning permission, granted this year, March 2012: That came with links to OS maps that show the buildings clearly.

    So, OS maps have been updated: What is LR's timescale for updating the title plans?? ( I purchased a new one 3 days ago...already 3 months later....)..
