Strange behaviour from vendor?

I put a final offer in for a house on Thursday and they said they would consider it. Their agent rang me today to say that the vendors are not answering calls and that he has threatened to take the house off the market?? A bit strange although I'm guessing they must have done this before. Anyone else had a similar experience ?

Yes. I'm sure other people have had a similar experience.

    These things happen.

It's not a good sign - they obviously have doubts about selling, or about selling at that price. The worry would be that if they did accept your offer, they might do the same thing later on when you'd paid out for a survey etc. I think I'd walk away now.

Had the same thing happen to me a few years ago.
Husband put the house on the market ( Divorce !!) and when we offered full price he decided to refuse our offer.
At least I did not waste money on legals, surveys, mortgage costs before he changed his mind.
Wonder how his EX wife would have been if she knew that he was just putting the house on the market with NO intention of selling

We considered selling at one point but had no idea what kind of value the house was so we got an agent out for advice. We made it clear from the first phone call that we were not sure if we were selling, we were only considering options.

Agent came out, told us what he thought the house should go for and advised us to put it on the market to gauge interest and if someone wanted to buy it, just refuse.

I was amazed that this was apparently seen as ok to do.

We didn't do that simply because I thought it was unfair. I wonder if other agents have advised other people similarly.

Did you offer a sensible (But way below their asking price) offer?

If they pull out then they are not serious about selling. Go find another.
  • The offer was 5% below asking.

This happened to us last year. We found a house, submitted three ever-increasing offers. The last was at a level that would have definitely secured the house, but after waiting a week, the EA came back and said the vendors didn't want to sell after all. They'd been in the house for 30 years and were planning on relocating and I think when push came to shove, they just couldn't face going through with it. The EA sounded mighty p***ed off when he told us. We got over it in about five minutes.

We decided to sell, go into rented and take our time. I often think it was lucky that we didn't get that house, as we've ended up with one in a much better location, and one that is more 'us'.

The vendors in this house are in a different position with a growing family needing space. I've forgotten it and moved on anyway, now viewing other properties.
