Hi
Ive had a total disaster for about 6 months, hope someone can help me!
Ive had water leaking into the conservatory. Ive repointed bricks, painted with weathershield paint, extended the the lead flashing and installed a dry verge at the top
BUT ITS STILL LEAKING! not as much as before but still there.
A local builder recommended external wall cladding (he cant fix it himself so no self interest for him). he said the rain shouldnt then get anywhere near the external brick wall.
PLEASE PLEASE HELP, its been going on for so long!!!

Some more info please
Is it a leak (water visible or wet floor) or penetrating damp (damp patches on the wall)?
Is it above the entrance to the conservatory?
Some photos of the conservatory position, the flashing and the leaks/dampness inside would be helpful.0 -
hi and thanks!
its a large conservatory that is built outside the kitchen wall. There is a window between the kitchen and conservatory where the water leaks out from. It is def a leak. I replaced the flashing with lead that covers the conservatory wall connection really well.
I got the outside wall painted using whethershield. Looks like water is in the cavity wall. There is no water running down the upstairs windows.
Thanks for your help0 -
It does point to water getting inside the cavity - normally a cavity tray would be installed over an opening to divert the water.
If the pointing and bricks are sound then very little water will penetrate the outer skin
Is there a window above the leaking opening?
If so, then this would be a prime suspect - check that the frame is fully sealed to the brickwork including above the head and below the sill and check that the frame is generally sound around the sill area.
My gut feel is there is a single point of entry either at first floor level or roof level above the opening
If you cannot find how the water is getting in, then the only real answer is to install a cavity tray above the opening.
Timloc system 2000E can be installed as a remedial solution0 -
You need to install a cavity tray above the conservatory0
