When to give Notice to Quit to Landlord ?

Hi all
Hopefully I will be exchanging contracts soon on a house and I can finally get out of rented accommodation :j
The question is - when do I give notice ?
My AST ran from 24th April 2009 to 23rd October 2009. From then on, it's been a rolling periodic tenancy.
The rent initially went out on the 24th of the month, but I spoke with the Landlord last year following an increase in rent and we both agreed to change this by a few days to ensure that my wages had gone into my bank - so now I pay on the 27th of each month (I did write to the Landlord confirming his agreement)
So - is the tenancy anniversary still the 24th or is it now the 27th ?
If the 27th - then it's going to be close (But definitely not going to give notice until confirmed Exchange of Contracts on house)
If the 24th - then do I have to wait a full month ?
The reason I ask this question is because I do have a good relationship with the Landlord and they have stated that they are "flexible", but want to stay on the correct side of the contract.
Is it reasonable to give notice - but ensure they have been paid for a full month ? i.e. if notice is given 2 wks into the tenancy month, do you think it would be ok to offer the 2wks rent to make up the full month (does that make sense ?)
I am fairly sure they would accept this, and obviously I would back it up in writing, but would there be any potential problems ?

This post should answer your question.
Do not give (formal) notice till you Echange contracts though - your purchase may fall through/get delayed for any number of reasons.
If you have a good LL/tenant relationship, informal 'advice' that you will be leaving may be appreciated by the LL, who may then be inclined to be much more flexible about the date for ending the tenancy.
Between the two of you, there is nothing to stop you agreeing any arrangement/date you want.0 -
The tenancy periods will always be those as set out in the original agreement, changing the date of the rental payments does not affect that. If you have a good working relationship with your landlord then anything is possible.0

Changing the date rent is paid does not alter the rental period of the tenancy. If you give notice 2 weeks into the tenancy period, notice runs until the end of the next full rental period. That is what the law makes provision for, but you and your Landlord can agree to do it differently.
As G_M says, don't give notice before you exchange contracts, but if you can, discuss with the LL first.Hi, we’ve had to remove your signature. If you’re not sure why please read the forum rules or email the forum team if you’re still unsure - MSE ForumTeam0 -

From the link you gave..A 6 month Fixed Term tenancy starts on 24th June and ends on 23rd December. The SPT Periods therefore run monthly from 24th to 23rd of each month. If the tenant gives notice on 22nd March, then the notice expires on 23rd April. If the tenant gives notice on 25th March, then the notice expires on 23rd May. Note that the day rent is paid (which may or may not be aligned with the Rental Period) is irrelevant.
So that answers that question :beer:Do not give (formal) notice till you Echange contracts though - your purchase may fall through/get delayed for any number of reasons.
Absolutely & totally agreeIf you have a good LL/tenant relationship, informal 'advice' that you will be leaving may be appreciated by the LL, who may then be inclined to be much more flexible about the date for ending the tenancy.

I have kept the Landlord fully up to date, informally, from when I first had my offer accepted.
He has been a model Landlord and I felt that I owed him that much so that he could prepare for when my notice became Formal and in writing.
Hopefully, we can come to a mutual agreement then. :T“That old law about 'an eye for an eye' leaves everybody blind. The time is always right to do the right thing.”0 -
It's refreshing to see a thread where things are working properly between landlord and tenant.0
