    It would probably be best to investigate all possibilities including splitting back into the 2 properties.
    Of course, if a cash buyer comes along then it might not be necessary to do anything at all.

    Thats is true Itismehonest. Beginning to think the best thing to do is to put it on the market maybe for between £230k-£240 hoping to get more than the 200k, if no joy and no viewing have a total rethink.

    I guess I am very lucky in that I don't have to sell straight away as ex is not pushing me to sell the house. I am just disappointed in that I was looking at other properties based on my % of the sale I could afford to buy a 3 bed house with 3 children I need 3 beds. Now with the new valuation I can't.

    I guess thats the housing market for you.

    Which would be fine if they had, but the one house I am looking at was put on the market in October for £160k and has had no offers, but has also not been reduced. Yet the people want to move to be closer to their daughter.
  • The market in general might have move down though, so there might now be more houses within your budget that suit your needs?

    You ought to tell this lady, before she gets her hopes up, that you may be quick at buying, but you will only offer her an eye-wateringly low price - I assume well, well under £150k. Since she needs much more than that in order to be able to move, and her property is worth much more than that, she is not going to bite your hand off, is she?

    As I'm sure the OP realised, I was actually meaning a cash buyer owner-occupier not one of the shark companies/individuals circling to prey on those who may be desperate.

    Yes I did, there is no way I would sell to one of those companies.

    I think with the help of all of you I have come to a decision. Put the house on the market for 237k for a coupl of months and see what happens, watch the other house and if they reduce their price I will reduce mine accordingly.

    OP. What advice has your solicitor given you? As there's no reason why you shouldn't remain in the property.
