New Build Snagging

Just after a bit of advice on snagging.

We're due to complete next week on a new build and was wondering how far to go with the snaggs.

We have noticed a few minor things such as a scratch on the bathroom door handle and other minor marks.

What sort of level of detail have others gone down to?

The house is by a smaller builder and is at the higher end so quality should be good, just not sure if we are been too critical.

    Some people employ a surveyor to go around and do a "Final Snagging List". This kind of report will identify any defects, big or small, including small marks to walls, etc. The buyer would usually take it along to the developer and if they get, say, 50% of the items rectified, its worth it. They won't do everything, but maybe go along and make a list of all the things you can see, and see if you can get some of them sorted before completion.

    When I took the keys, I was 'introduced' to my property and the site manager and sales manager walked me round the property and between them they had noted down 10 faults they would get fixed, I was hard pushed to find any myself. Since I noticed a few imperfections where the plasterboards were dry lined, etc but thats about it. You'll get various check lists at a few week intervals to get all sorts of things noted and signed off. Don't let the developer hurry you in officially signing off your snag list.

    We are making a list of snags, things like a dent in one of the kitchen units on the edge but was looking for the sort of criticality people have looked for themselves.

    If I had ordered a new car I wouldn't take it if there was a scratch on the door handle so why on a house.

    We have a pre inspection and demo on Monday so will speak with them an see what thay say.

    Most snags will be found after moving in. Creaky floorboards, sealant problems etc. Responsible developers will not disappear when you've taken the keys off them, they will respond to snags and should fix them as you go along. I've had 90% of snags resolved this way :)

    I agree with your sentiments but you are contracted to complete on the property so you won't be able to delay if you've already exchanged unless I assume there is a significant problem like no roof.

    I found my developer pretty prompt in fixing the issues, I had all internal doors replaced, kitchen cupboard door replace and a few other bits done. I did eventually get fed up of workman coming and going so over looked a few bits!
