My buyer

I'm new to the forum and would appreciate some advice please. I've been on the market a month with 2 viewings. The first viewers expressed an interest but then cancelled 2 subsequent seconds visits. My second viewer came once a week ago and put an offer in the same day without a second viewing. The agent says he has a good deposit and a mortgage agreed in principle. Then yesterday the first viewers rang to request another viewing with a view to putting an offer in. Mythoughts are that the first viewer seemed in a rush so may not have thought it through but the second viewer had been more considered but dragged their feet. What do I do? I have already accepted the second viewers offer

    I think there is some switch in who are "first" and "second" viewers - but your meaning is clear.

    When you say you have "accepted the second viewers offer", I assume you do not mean you have actually exchanged contracts. Unless you are in Scotland where I believe the law is different, I see no reason why you should not agree to a another viewing.

    You are in a great position now to play one off against the other to get a much better offer.

    Let them have another viewing so that they are there as a backup.

    Scottish law so I don't know the legals. However in any case I would make sure that there was another buyer waiting in the wings should the first one make problems.

    Main thing is to ensure that they trust you enough to go ahead with it. So ask the estate agent to make it clear that there is already an offer on the table, but you are unsure if it is proceedable.

    Estate agent tried this with me, I just said no.

    There is no need to compete for a specific property when there are (or will be) others on the market that are just as good.

    Also (and I realise it is different in Scotland) I did not want to enter into a bidding war.

    Are you in Scotland?

    If not, can you be sure of the "my buyer" not withdrawing the offer you have accepted?

    So go to sealed bids, and see which one comes back with a proceedable higher offer.

    Let the original people view, making clear you have accepted an offer from an individual in a good position. If they want to make an offer they can which you'll consider on it's merit. This isn't playing them off against each other, but if they are cash buyers you'd be silly to ignore them. Good luck!

    The EA stated that the second viewer is in a good position with a large deposit and MIP !!!
    How does he know that ? has he/she seen this BUYERS bank account on a letter from a Lender with a mortgage offer of upto £120K mortgage !!
    You have only just put the house on the market and had 2 viewings so far.
    If the buyer is serious then you will get a call soon with a surveyor asking to do the survey and things will start to happen.
    I would allow the other buyers to do a second viewing
