First Time Buyer Question

Hi I've been reading the forums with regards to first time buyers negotiating on new builds and there has been a wealth of info.
One thing that remaines unclear to me is if it is ok to negotiate on a new build if one wants to take advantage of the First Buy scheme?
The reason I am asking is the that the builder is already lending a loan of 10% along with the g'vt...and am wondering if it's still ok to negotiate and if anyone who has taken advantage of the First Buy scheme could possible share their experiences with us or pass on some advice?

    i am in the process of waiting for full mortgage application to be approved and then will be exchanging on a property having used the first buy scheme.

    I tried to negotiate but was told they are not able to as they are already providing a 10% equity loan with another 10% through the government.

    I did get carpets and lino's thrown in for free and had also managed to get a £1000 voucher for the housebuilders 'finishing touches' range.

    It was Orbit that did my first buy application and have to say they were really good!
    Now the stressfull bit is waiting for the mortgage .... had the DIP and FA cant see any reasons why I should be declined but doesnt stop me worrying!!

    I was told the same things today by a Taylor Whimpey
    Sales lady.
    I think it's a shame we can't negotitate on price especially when it's only a 'loan' and not a gift!

    There's always a choice of buying on the 95% scheme instead or are we not able to negotiate on that either? Although the builder is not lending a loan so I don't see why not...?
