House of multiple occupancy help please

Hello,

I have a four bedroomed mid terraced house with a loft conversion. I live in the property by myself . I was wondering how many lodgers I could take in before it became a HMO ?
I have tried to research this but all the info is a little confusing .

    If you continue to occupy the property it will never become an HMO as the other occupants will be lodgers, not tenants.

    Have you checked on your Local Authority's website for confirmation as it's my understanding that the precise definition can vary from LA to LA

    It doesn't matter that the other occupants are lodgers rather than Ts - if the live in LL lets to more than two unrelated lodgers then HMO rules *are* likely to come into play. Loft conversion = three storeys.

    What constitutes an HMO is clearly set down in the HA 2004 - what varies is the level of licensing. Obviously mandatory applies to all but some Councils will also apply additional and/or selective licensing.

    OP - do check with the local Council before going ahead with any plans.
