Mortgage valuation recommends damp and timber report - advice please

I'm currently trying to purchase a grade II listed cottage and I fully expected the mortgage application to come back recommnding a damp and timber report be done. The lender wants this done.
This has been booked for next week, but I was just wondering what the potential outcomes and actions would be. For example if works are recommended, is this something that would have to be done before the mortgage lender release the funds or is it just to check there is nothing structurally wrong in the first place, or would they ask us to complete the works once we completed?
I would like to know the possible scenarios the lender could throw at me that would prolong the process and/or cost me more money.
Any advice greatly appreciated.
