Communication updates from estate agent when selling?

What sort of updates and how often should I expect from estate agent?

First couple of weeks had a handful of viewings but nearly 3-4 weeks nothing and no updates from estate agents.

Are there things we should ask the estate agent on updates etc.?

    If you dont hear from them, i would make a point of calling once a weekfor an update.

    What would you want to know?

    You already know that no-one has asked to view your house. What do you think should be in the update?

    If only a handful of viewings and nothing for several weeks, suggests price too high. Discuss this with your agent if anything.

    Im the same as you, been on sale now for around 5 weeks just a few viewings, but no contact from estate agent, although there isnt probably anything he could say its the silence which is annoying and makes me start to think I should change agent, but I cant see what good this would make as anyone wanting the property would already have seen it on Rightmove anyway.

    It seems I have priced to high but have reduced the price twice already, its the constant cleaning thats driving me insane!!!!!!!

    It's priced right as nearby neighbours as a guideline sales suggest its about right

    Have you checked what nearby houses actually SOLD for, i.e. price registered through Land Registry, rather than what they were marketed at?
    As soon as we dropped price on ours, we had many more viewings and an offer within days

    its a pity agents dont follow through with updates ie this week your property will be in local paper/had 6 hits on web sites/feedback from viewings/but in truth some property just sits for no reason, yes price plays a big part of viewings and also kerb appeal..,funny thing is agents want/need to sell as much as we do but can only do so much, remember it only takes one serious buyer so make the effort with any viewings booked.good luck

  • You are paying your agent a large fee (i expect) and you have the right to be kept informed of progress.

    In most cases agents are working hard/trying to sell your house however most don't communicate this effectively to their vendors. They will have plenty of info such as website hits (rightmove, zoopla, agent website etc), enquiries (and where these have come from) and the number of potential buyers on their database that details of your property has been sent to. As well as feedback from all viewings.

    Communication and transparency are the biggest 'bugbears' vendors have regarding agents when selling their house.

    My company offers agents software that allows their vendors to keep track of all the above online 24/7 it is ashame your agent doesnt use it, you would know exactly where you stand if they did.

    When I sold in 2010 I chose my agent partly on having someone I felt comfortable to ring up on a regular basis. I say this, as one local agent I had turned up late, flounced round my flat like she was Joan Collins and talked over me in a loud voice. I remember thinking, even if she was the best sales person in the world I would have been too scared to ring her up!

    I was sent weekly right move "hit charts", which on reflection, I used to take too seriously and became too obssessed over.

    In the end, I declined any more of these updates and just rang my agent if I was feeling concerned about the process. With an EA, so much can be going on behind the scenes, it really helps to have a chat every week or two. It was just an opportunity to touch base, for him to manage my expectations and discuss possible future plans over pricing or promotion.

    I visit Right Move everyday because it interests me and I'm amazed when I sometimes see the same house, with the same awful photographs, priced at the same optimistic level. The examples I'm thinking of have been on the market, unchanged for well over a year. I just think they are clear examples of when the agent and vendor are not communicating at all.

    So, although most agents promise to provide updates, I see nothing wrong in being a proactive vendor and giving the agent a regular call. It also reminds them that you're a motivated seller, which may well make them try that bit harder for you over someone else on their books.
