We are *hoping* to move into a new build property. The developers, Morris Homes, are buying our current house off us in a part ex scheme. I'm planning on stripping our current house bare when we move. Even if it means flogging it all on ebay. What they are offering us for our house is a bit lower than we would have hoped and as we are selling to developers and not someone to move in I figure we can be cheeky?
The main things I'm thinking about are the chandeliers in our 2 sitting rooms, fire and fire surround (cost £500 less than 12 mths ago) and our integrated fridge and freezer. Are these things that they would expect us to leave? I guess we should just ask them but I predict they'll tell us to leave them anyway.
My partner is adamant we should leave them all as he's a worry wart and thinks we'll 'get done' if we take this all with us.

Your solicitor will send you a fixtures and fittings list to fill out details what you're leaving behind.
Are your fire and surround fixed - if so and you plan on ripping them out what will happen to the decor?IANAL etc.0 -
Integrated appliances are usually left (unless specifically stated otherwise when selling).
The fire should also be left IMO, unless otherwise stated early on.
Replace chandeliers if you like, but only if you've not completed the fixtures and fittings list yet saying otherwise. You will have to replace with a pendant and wire thingy. Use an electrician. Are you not getting new lights included with your purchase?
Honestly, you will have other things to be worrying about come move day. Can you really be bothered with light fittings, electricians and the hassle of selling 'stuff' on afterwards?

@ess0two we negotiated as best we can and I'm happy with the deal. I don't see it as hassle at all if we can recoup some money back to furnish our new home.
@hazyjo Their estate agent, which they based their offer on, didn't query what we'd be leaving/taking so I guess it's an open negotiation til we complete the list with the solicitor. I'm an ebay fiend and would relish listing all the items
@vectistim fire and surround are screwed to the chimney wall which is open brick. If we took them they'd just be left with an open space (and gas connection) where the fire was.
Morris Homes will buy our house then put it on the market straight away so we aren't actually selling it to someone to live in. Therefore I wondered how cheeky we could be.
I'll need to speak to them to see what they expect us to leave behind and then negotiate from there.0 -
The house will, once the builders move it on, be sold to "someone to live in", so don't you feel just a little mean-spirited about this.....
The EA would have given a valuation on the house as he saw it, and if you didn't indicate at that point you were planning on stripping it, would have given a valuation to include integrated appliances etc.
What else are you planning on taking as well as these "main things"....

I had an offer accepted on a house on Monday as a FTB.
Reading this thread has promted me to request another viewing where I can go through the house with a fine-tooth-comb AFTER I receive the Fixtures and Fittings list....
Bear in mind that your buyers should be able to do this too!!!!
If this happened in the house I've had the offer accepted and I saw they'd ripped out built-in applicances and fireplaces, I'd drop my offer by the amount it'd take to replace them.
This would leave the seller with two choices - accept the reduced offer or lose the sale and have to put everything back in place.
Bear in mind that it'd cost a lot more to replace these than what you'd get on eBay.
You've probably seen a lot of houses with fireplaces removed when househunting - those are primarily repossessions.0 -
It's a building company buying the house, take it all (as long as you declare this on fixtures and fittings list) it will cost them hardly anything to replace them and be no hassle for them.
If you were selling to an individual I would say not too take them, although you could ask if the buyer wanted them included or not as they are things someone might have a different taste in.Grocery challenge July £250

On the F&Fs form, you could include a price for the developer to pay...
There's a thread here at the moment about someone buying a house who've had carpets and all sorts added to the 'for sale' items on the house they're buying...!
