FTB -waiting for sales contract info from managing company

Hi there

I'm in the process of buying my first flat. Its a leasehold ex-council place that is still being managed by an arm of the council.

I've been awaiting the sales contract from the vendor. This was eventually recieved by my solicitors at the end of last week, but we cant proceed at the moment because nothing has been sent from the managing company.

Is there anything I can do to push this along a bit or is this only something the vendor can do? Its taken quite some time to get to this point and my present living arrangements are not ideal to say the least. Rather desperate to move as soon as possible.

I'm in England by the way.

Any suggestions much appreciated!!

    I don't think there is anything you can do except push the seller to make a pain of themselves with the managing agents.

    However, just to sound a note of caution - if you require a mortgage, does the lender know the flat's history as I think I recall some others on here having difficulties with mortgages on ex-council flats.

    I'd be pretty unimpressed if they didnt. I made it very clear from the start it was an ex-council place to my broker and he did some research to check which lenders would accept them before doing the application.

    No, I dont think thats an issue. Just wish the managing company would get their finger out.

    Thankfully, the vendor seems to be as keen to get going as me, as she has brought a property herself and obviously needs this sale to go though. So, she probably wont mind giving the council a kick or two!

    As being a jobsworth ar*e and unionised can't be ar*ed attitude are standard issues, dont expect the ALMO to respond in a sensible timescale.

    It is because they live in their own rarefied environment with no concept of doing things in sensible fashion.

    Just bear with.... you might as well punch water.
