Letting agent viewings

So, Handed in notice at our property, well before the required 2 months etc and have found another place - yay!

Now, had the snooty c*w from the LA ring up saying 'you are contractually obliged to allow viewings as long as we give you 24 hours notice and we can use our office keys'...

Now call me silly here, but don't we have the right to say as and when we want viewings or if we want to refuse access and they can't just come traipsing through the house?

    Sounds like the LA is full of bullsh*t. How many times do we see that on here?

    Firstly, tenants are only obliged to give 1 month notice when a fixed term is up. Secondly, your right to the property overrides their right to viewings. Someone else will come along soon with more thorough advice.

    Don't be putting up with any phone calls from snooty cows at the lettings-agency. Before you go any further you should sit down and have a think about what dates and times you would accept viewings, or any at all. Then, put it all IN WRITING and don't be pressed into accepting anything you don't want. They are not entitled to waltz into your home when it suits, so you can deny entry if you choose. In theory they should be giving you 24 hours notice of their REQUEST to conduct a viewing and I would be tempted to remind them of that. Meanwhile consider changing the BARREL of the lock on the front door to prevent unauthorised entry, and keep it safe to swap back when you leave.

    I think there should be a sticky on this forum about viewings as this comes up so very frequently.

    check your TA. my tenancy agreement finishes next week. I had to give them 2 months notice and it stated that they would arrange viewings on the last 28 days of the tenancy with 24 hours warning. When I gave them notice I specifically stated that I was happy for viewings but only the last 28 days and only when convenient, they never bothered me the first month

    The tenancy agreement does not over-ride the law.

    If they are threatening to enter your home with their key while you are out, for viewings you do not want, CHANGE THE LOCK. It costs about £5 for a yale type, and takes 10 minutes.

    Keep the old lock barrel and replace it when you leave.

    But if you do this, also make sure you put in writing ( by letter, to the address "for the serving of notices") your conditions for viewings eg
    * not while you are out
    *only following 24 hours warning AND with your agreement
    * only on Mondays, Weds, Fris between 6 and 8 Pm (or whatever)

    If that's indeed in you tenancy agreement then they are indeed correct.

    However, should you not comply, in practice they is not that much they can do about it.

    Such clause as suggested by OP above does not breach any law...

    I'm sure you meant this in jest, but just in case...

    ranting never helps. A friendly, polite letter, offering helpfully to allow viewings on Mondays (etc), and then politely but clearly expressing your opposition to un-agreed or unaccompanied viewings.
