Fire risk assessment (and asbestos ?)

Own a property in an older multi ownership property.

Am on management committee-there is an existing fire risk assessment,which frankly rarely gets reviewed;despite me suggesting it ought to be

Is there a legal requirement to review this every so often?
If so-what is the time period ?

(if anybody has an updated fire risk assessment template-that would be really helpful as well )

Is there a mandatory obligation to do an asbestos survey in mho's?

    It's usual to reassess annually and when there have been any structural/material changes to the property and obviously, if there has been a fire or an "almost" occasion. Proper records need to be kept - does the insurer have any specific requirements?

    Do a search on "Regulatory Reform Fire Safety Order 2005 template" - plenty to choose from there, or contact your local Fire Service for advice.

    This sets out the obligations that you as self managers have, and wealth of advice on other issues.

    Do bear in mind that if you are a limited company the directors, or all the named freeholders, have a personal liability for failing to meet their obligations.

    Be cautious of approaching the local fire brigade, there is risk of a fine and prosecution if there are serious breaches, and if it involved major expense, may put a time limit on you that prevents "section 20" consultation limiting the service charge contributions to £250.
    Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.
