Selling Advice

Here's the story so far, lost our buyers last Friday after them messing us about for 3/4 weeks. EA pulled out the stops to get us viewings and we ended up with two putting offers in yesterday.

The first offer was 500 quid less than we wanted (we wanted 98k) - 2.5k less than asking price (and we made them aware of the 'damp' in our house - that if we accepted it was not subject to survey and they complete asap, they agreed).

Second offer was 500 more than we wanted (98,500k) - 1.5k less than asking price (they could complete asap but were not aware of the damp issue.)

My EA related the second offer to the first couple who subsequently upped their offer to 98k but stressed they couldn't go any higher. My EA tried to contact the other viewers but couldn't get hold of them all day, as we are desperate to get moving and as we had laid all our cards on the table with first viewers, we agreed to accept their offer on that basis and they instruct a surveyor asap.

Today EA has phoned and the viewers are getting their mortgage through Nationwide and they can't have an appointment until next Friday - obviously a surveyor wouldn't be coming until the week after and then the survey is back the week after that etc. We really wanted to get things moving as our survey has already been carried out on the property we want and their EAs are pressuring us to get a move on. They are still advertising the property too, as we had lost our buyers last week.

So, if any of this has made any sense, I suppose what I am asking is there anyway we can hurry things up? (survey excluded) or do we basically have to wait until that has been completed before things can get moving?

    Are the people you are buying from aware that their EA is putting pressure on you or is it just the EA wanting his commission in a hurry?!! If you in touch with your vendor why not give them a call to see if they're happy with the way the EA is behaving. Unfortunately this seems to be a tactic EA's use all the time and it makes an already stressful situation even more stressful. Give them a call if you can and see what they have to say.

    I dont really think it is fair to blame the EA, them pushing for their commision is not necessarily the fact. I work weekends in an EA's and know that often it depends on the chain involved and also how flexible the vendors in the chain are prepared to be. We have 1 lady who has had 3 different sales progressing on her property due to the fact she has been unable to find a property she wishes to purchase, the purchasers of her property have give her a matter of days to find somewhere and when she has failed they have withdrawn their offer and found another property.

    As for the OPs question I am afraid unless your first lot of viewers can get an earlier appointment there is nothing that can be done. The building society will not instruct a survey until all the paperwork has been completed and initial fees have been paid, however it may be worth getting your EA to chase the 2nd lot of viewers as backup (if your 1st lot dont know how much they can afford mortgage wise they may come up short).
